A presentation by the City of Miami Beach Planning Department to the Historic Preservation Board of a Preliminary Evaluation and Recommendation Report relative to the possible designation of the South Shore Community Center located at 833 6th Street, as a local historic site.
MDPL Position: We enthusiastically support the designation of 833 6th Street, the South Shore Community Center, as a Historic Site. This significant structure, designed by renowned architect Morris Lapidus, has long served as a community gem. We have worked collaboratively with stakeholders over the years to preserve this important building and are pleased to see it receiving formal recognition of its historic significance within our district.

An application has been filed requesting an after-the-fact Certificate of Appropriateness for the total demolition of the previously existing single-family residences.
MDPL Position: While we take issue with the significant demolition by neglect and unapproved demolitions in our historic districts, we agree with staff’s recommendation for approval of the after-the-fact Certificate of Appropriateness. We support the requirement that any replacement structure must be of high quality and compatible with the neighborhood’s scale and historic context.

An application has been filed requesting a Certificate of Appropriateness for the construction of a new single-family home on an existing vacant lot.
MDPL Position: While we support the proposed new construction subject to staff conditions, we must express our deep regret regarding the loss of the original structure. The proposed design appears to be thoughtfully conceived to complement the neighborhood’s character. We look forward to seeing this vacant lot transformed into a residence that honors the architectural heritage of the area while meeting contemporary needs.

An application has been filed requesting a Certificate of Appropriateness for the construction of a new single-family home on an existing vacant lot and variances from the required setbacks.
MDPL Position: While we take issue with unapproved demolitions in our historic districts, we recognize the emergency circumstances in this case. We support the staff’s recommendation for approval of both the Certificate of Appropriateness and variances with conditions. We appreciate the architect’s thoughtful approach in designing a new structure that closely references the original home while incorporating necessary resiliency measures. The proposed design maintains compatibility with both the site’s history and the surrounding historic district. We do have concerns about the proposed reconstruction of the sea wall, as we don’t see specific elements like the coat of arms/decorative relief in the new proposal. We ask that HPB ensure that the new wall contain elements of the historic structure that were lost to neglect.

An application has been filed requesting a Certificate of Appropriateness for exterior façade modifications.
MDPL Position: We support the proposed façade modifications at 318 Lincoln Road, subject to staff conditions. The introduction of fluted panels with LED lighting strips appropriately references the vibrant architectural character of 1950s Lincoln Road. We particularly appreciate the unified ground-level paint scheme, which will enhance the pedestrian experience. The proposed modifications strike an appropriate balance between contemporary design and historic sensitivity.
