An application has been filed requesting modifications to a previously issued Certificate of Appropriateness for the partial demolition, renovation and restoration of the existing structure and the construction of a 1-story rooftop addition. Specifically, the applicant is requesting approval for the construction of two rooftop additions, modifications to public interior spaces and a new rear pool and deck plan and variances from the required setbacks.
MDPL Position: We support the application subject to staff conditions. We look forward to the completion of this restoration project.

An application has been filed requesting a Certificate of Appropriateness for the construction of a new multi-family residential building on an existing vacant lot, including one or more waivers and a variance to reduce the minimum required driveway width.
MDPL Position: We support the project subject to staff conditions. The new construction appears sensitive and compatible with its surroundings. We did have concerns regarding the central element, which appears to be made of metal. We would suggest considering a breeze block or other compatible material that would be more in keeping with MiMo.

An application has been filed requesting a Certificate of Appropriateness for modifications to the east façade of the building including the introduction of a glass canopy structure and a variance from the required setbacks.
MDPL Position: We are concerned with the change in the proposed project, which would leave the awnings in place, and have a negative impact on the historic Gilbert Fein structure. We strongly urge the HPB to keep the removal of the awnings as part of the approval, which is in line with what was previously approved. The restoration of the breezeblock is a positive, and the storefront system also appears to be an improvement over the previous proposal. However, the awnings continue to have a negative impact on the streetscape and should be removed. We also believe the colors of the building could be more muted to be more compatible with surrounding buildings.
