MDPL’s Comments on this Item: We oppose this height increase. The currently allowed 200 feet in height is already very tall and could put pressure on the Historic Preservation Board, similar to what is happening with the Raleigh Hotel. The applicant already has an approved project at 200 feet. Neighbors are opposed. MDPL opposes and urges a No vote at first reading.

MDPL’s Comments on this Item: We have remaining concerns about this ordinance, which changes single-family zoning codes. We do not totally understand what its impact will be, in particular how it will impact the proliferation of so-called McMansions. In addition, removing the DRB review requirement for the understory of new homes removes an opportunity for public review. We oppose this.

Note on today’s vote: While this was approved at first reading, we are pleased that the DRB review of understories was kept in place. In between first and second reading, we will continue to review the various proposals in the ordinance to help ensure the proliferation of oversized single-family homes.

MDPL’s Comments on this Item: This is part of the efforts to allow for hotel use on Lincoln Road (a historical use) while also bringing back cultural tenants to the street. The project will include a space for a not-for-profit at the ground level. The hotel project still has to go to the Historic Preservation Board for full review and final approval.
